What types of properties do you capture?

I photograph residential and commercial properties of all sizes. New construction, luxury listings, Airbnb properties, rental listings, commercial properties, and interior design work.

How far in advance can I book?

My online scheduler requires at least 48 hours' notice. If you need something sooner, feel free to contact me directly. I’ll do my best to accommodate if I am available.

What is your cancellation policy?

Please provide at least 24 hours’ notice for cancellations to avoid a fee.

How should the property be prepared prior to photographing?

To prepare your property for a photography session, it is essential to declutter and clean each room. Remove personal items, tidy up surfaces, open curtains to allow natural light in, and ensure that all lights are working properly. These steps help create a clean, inviting space that photographs well.

Do you offer object removal?

Yes, I can digitally remove items for an additional fee.

Do you offer twilight photos?

Yes, I offer twilight exterior photos for an additional fee. Please reach out to me if you would like twilight photos added onto your package, and please take note that this may require booking your session for later in the day.

How long until I receive the photographs?

You will receive edited photos within 1–2 business days, and videos within 2–4 business days.

Do you upload to the MLS?

All edited photos will be sent directly to you via a link to download the photos. I do not upload directly to MLS.

What if the weather is bad?

Reach out to me directly and I will work with you on a case by case basis, but most likely we will reschedule at no additional charge to make sure we can get the best photos possible of your property.


What forms of payment do you accept?

I accept credit/debit cards or bank transfer via my booking platform. If you would prefer to pay with cash or check in person, I also accept this form of payment.

Is there a drive-time fee?

I service Conroe and the surrounding area. A drive-time fee may be applicable to anything farther than 25 miles from Conroe. Please contact me for any specific questions or inquiries.

Do you offer discounts?

I offer 10% off for first-time clients so you can experience my work with confidence.

For the safety of all involved and to ensure the quality of the final images, properties must be reasonably clean, accessible, and photo-ready upon arrival. Miller Property Media reserves the right to decline service or leave the property if conditions are deemed unsafe or unsuitable for photography. In such cases, the session fee is still required and a reshoot may incur an additional charge.
